What Does a New Roof Cost in Tulsa in 2026?

A full tear off and replacement on a typical 20 square architectural shingle roof in Tulsa runs about $10,500 to $17,000 installed, which works out near $525 to $850 per square. Roofers price by the square. One square is 100 square feet of roof surface. A single story ranch in Midtown with a simple gable usually measures 18 to 24 squares once the overhangs and the pitch factor are counted, which is why the 20 square figure gets used as the benchmark in this market. Your house may be bigger than its floor plan suggests. A 1,800 square foot home with a steep cut up roof can measure 28 squares.

Treat these as market ranges rather than a quote. Two houses on the same Brookside street can land $3,000 apart because one has a 6/12 pitch and one has a 10/12.

What actually moves the price?

Five things do most of the work.

Pitch. Anything up to about 7/12 is walkable and the crew moves fast. Above that they need roof jacks and planks, and labor goes up by a third or more. Many of the older two story houses around Maple Ridge sit in that steeper band.

Height and access. A two story with a tight side yard means the tear off has to be carried rather than chuted straight into the dumpster. In parts of Midtown Tulsa the driveway will not hold a 30 yard container, so the dumpster sits on the street and the haul is longer.

Decking condition. Houses built before the mid 1970s often have 1x6 or 1x8 board decking with gaps. Once the shingles come off, any soft or split boards get replaced, and some jurisdictions require sheeting over board deck before new shingles go down. Budget a line item for decking on any older house. Plywood replacement is usually billed per sheet, and a bad deck can add four figures.

Penetrations and detail work. Pipe boots, furnace and bath vents, skylights, chimney flashing, dead valleys and sidewall step flashing all take hand labor. A plain gable with four pipes is cheap per square. A hip and valley roof with two chimneys and a dormer is not.

Shingle choice. A basic three tab is the floor. Architectural laminate is the default now and sits in the middle. Class 4 impact resistant laminate is the top of the asphalt range. Metal and tile are their own conversation.

How does a hail claim change the number?

It changes who writes the check, and it does not change the price of the work. If your carrier accepts a hail claim, they issue a scope of their own with their own pricing, and the settlement is built from that scope minus your deductible. Whether your policy pays replacement cost or actual cash value matters more than almost anything else on the page, because an actual cash value policy subtracts depreciation for the age of the roof and keeps it.

Nobody can promise you an approval. Roof age, cosmetic damage exclusions, a separate wind and hail deductible and the adjuster’s own findings all feed into the decision, and that decision belongs to your carrier. What you can control is the quality of the documentation you hand them.

One rule matters in Oklahoma. Under Title 59 of the Oklahoma Statutes, a roofing contractor working on insurance proceeds cannot advertise or promise to pay any part of your deductible. Should you budget for a permit?

Yes. A full tear off in the City of Tulsa is permitted work, and the roofing contractor pulls it. Oklahoma law requires the contractor’s roofing registration number to go on the permit application, and the issuing official records that number on the permit itself. Permit fees are small against the job total. A roofer who wants to skip the permit is a roofer who does not want the number checked.

What does timing do to the price?

Hail in the Tulsa metro clusters hard in spring. National Weather Service climatology for Tulsa puts the peak from mid April to mid May, with the broader run of activity from March through June, and any given spot in the metro averages two to three hail events a year. When a big core drops on Broken Arrow or south Tulsa, every crew in Green Country books out and material lead times stretch.

If your roof is simply old and nothing has hit it, late winter and early fall are the quiet windows. Prices are steadier and you can get a crew inside a week or two. If you know you are looking at a replacement in the next two years, doing it in February beats doing it in the week after a storm.

A 2,100 square foot ranch off 41st Street. Measured roof area is 23 squares at a 5/12 pitch. Single layer of 20 year three tab coming off, board decking underneath in fair shape, six penetrations, one chimney.

  • Nine sheets of decking replaced at the low slope porch
  • Synthetic underlayment, ice and water shield in the two valleys
  • Architectural shingles, new pipe boots, new chimney flashing

That house lands in the upper half of the replacement range, roughly $13,500 to $16,000, mostly because of the decking and the chimney. Add the Class 4 upgrade and it moves another $2,000 or so. Every line of that should appear on your written estimate before anyone starts.
