Roof Repair in Tulsa, OK

Most Tulsa roof repairs land between $350 and $950. That covers the usual culprits: a split pipe boot, failed step flashing where the roof meets a wall, a short run of valley, or shingles stripped off a rake edge by wind. We inspect, photograph the cause and price the repair in writing before anyone picks up a tool.

Signs you need this

  • A brown ring on a ceiling or a damp patch down an interior wall
  • Shingle tabs in the yard after a windy night
  • Rubber pipe boots that are cracked, split or slipping down the pipe
  • Wet insulation or a stained rafter in the attic
  • Rust streaks or daylight around a chimney or skylight
  • Nail heads backing out and lifting the shingle above them

Where Tulsa roofs actually leak

After years of storms the failure points repeat. Rubber pipe boots dry out and split in Oklahoma sun, often within ten years, and they sit right above bathrooms and kitchens. Step flashing where a roof runs into a brick wall or a dormer gets reused during a cheap reroof and fails at the seam. Valleys on cut up South Tulsa roofs carry the water from two slopes at once, so a nail through the valley metal turns into a leak the first time it rains hard. Chimney counter flashing pulls out of mortar joints as the masonry weathers. Satellite dish brackets and old swamp cooler penetrations leak for years before anyone notices.

Finding the cause instead of chasing the stain

Water does not fall straight down. It lands on the deck, runs along the underside of the sheathing, crosses a rafter and drops wherever it finds an opening. That is why the wet spot on your ceiling is often nowhere near the hole. We start in the attic with a light, look for the darkened rafter or the trail of mineral staining, then work uphill until we reach the point of entry. Then we go on the roof and confirm it from the top side.

What a proper repair includes

Shingles get lifted with a flat bar so the nails come out cleanly, and they go back with new nails and hand sealing where the factory strip has been broken. New flashing is installed rather than bent back into place. Pipe boots are replaced with a full boot, and on older homes we often step up to a lead or a two piece metal boot that will outlast the rubber. Sealant is a finishing detail on a repair, never the repair itself.

Storm damage repairs and your insurance

If wind stripped shingles off your rake edge or hail bruised one slope, that may be a claim. We will photograph it the same way an adjuster does and tell you honestly whether the damage is worth filing for, because a claim on a $600 repair with a $2,000 deductible does you no good. Anything we find is written down either way.

Ranch homes and low slope sections

Plenty of 1950s to 1970s Midtown ranches have a low slope section over a porch, a carport or a rear addition, sometimes as shallow as 2/12. Standard shingles are not rated for that pitch and will leak no matter how neatly they are laid. Those sections need a rolled modified bitumen or a single ply membrane. If your recurring leak is over an addition, this is usually the reason.

When we tell you to stop repairing

Some roofs are finished. Mat showing through across whole slopes, brittle shingles that crack when lifted, or decking that flexes underfoot all mean a repair is throwing money at the problem. We will show you the photos and let you decide, with no pressure to book anything that day.

How the work runs

  1. 1

Trace it back to the cause

Water travels along decking and rafters before it drops. We start in the attic, follow the run back uphill, then match it to the flashing, boot or valley that let it in.

  2. 2

    Photos and a written price

You get dated pictures of the failure point and a repair price in writing. If the roof is past repairing we will say so and show you why.

  3. 3

    Fix it and test it

We lift and reseat shingles properly rather than smearing sealant over the problem. Where we can safely do it, we run water over the repair before we leave.

Roof repair questions

Should I repair or replace my roof?

It comes down to how widespread the damage is and how much life the shingle has left. One failed boot on a seven year old roof is a repair. Hail bruising on all four slopes of a twenty year old three tab is a replacement, and patching it wastes money. We photograph every slope so you can see which situation you are in before you spend anything.

Can you match my existing shingles?

Usually close, rarely perfect. Shingle colors shift as they weather and manufacturers discontinue lines. We pull from the closest current match and, where we can, take replacement shingles from a less visible slope so the patch sits somewhere you do not look at from the street. If matching matters to you, say so early.

How fast can you get out for a leak?

Active leaks go to the front of the list, usually same day or next day depending on weather. We will not walk a roof in lightning or on ice. If water is coming in and the roof is not safe to work on yet, we tarp first and come back for the permanent repair. There is a full guide on our emergency tarping page.

Why did my repair leak again?

Nearly always because the first fix treated the stain instead of the cause. Sealant over a failed step flashing buys a few months. Water also runs sideways along decking, so a leak showing above the kitchen can start six feet uphill at a chimney. We trace the path in the attic first for that reason.

Is a repair worth it on an old roof?

Sometimes. If you are two years from replacing and the damage is one small area, a repair keeps water out for a fraction of the cost. What we will not do is sell you a string of patches on a roof that is finished. We will tell you plainly how long we think the repair buys you.
