What a tear off day looks like
We start early, usually around 7am, because Tulsa afternoons in summer are brutal on a black roof. Tarps and plywood go against the siding and over the beds and AC unit first. The crew strips one slope at a time so the house is never fully open, and everything goes straight into a dumpster or a dump trailer on the driveway. By late morning the roof is bare and you can see what you actually own.
What we find under the decking
This is the part nobody can price from the ground. On 1950s to 1970s ranch homes through Midtown and Sand Springs, the original deck is often 1x6 boards with gaps between them. Gaps wider than about a quarter inch will not hold a nail properly, so those runs get sheeted over or replaced. Newer builds in Owasso, Jenks and South Tulsa are plywood or OSB, and the damage there is usually limited to the valleys, around the chimney and under an old skylight. We count sheets out loud, photograph each one and add them to the invoice at the rate on your scope.
The layers that matter more than the shingle
Synthetic underlayment goes down across the whole deck. Self adhering ice and water membrane lines the valleys, the eaves and anywhere a wall meets the roof. New step flashing goes on where the roof runs into brick or siding, because reusing old flashing is the most common shortcut behind a leak that comes back. Every pipe boot is replaced. A split boot is the single most common leak we chase in Tulsa, and replacing them during a tear off costs almost nothing.
Wind uplift, ridges and rake edges
Straight line winds in Green Country lift the perimeter first. We use a starter strip along the eaves and the rakes so the first course is sealed down rather than relying on the field shingle tabs, and we hand nail or set the guns to the shingle line so nothing is overdriven. Ridge vent replaces the old box vents on most houses, which pulls heat out of the attic and takes away a row of penetrations that can leak.
Impact resistant shingles in hail alley
Class 4 shingles are tested by dropping a two inch steel ball onto them without the mat cracking. In a region that takes hail every spring, that is a real difference in how a roof looks after a storm. Most Oklahoma insurers apply a premium discount once the roof is registered, and the discount repeats every year. Ask your agent for their number before you decide.
Your yard at the end
Magnets run over the grass, the flower beds, the driveway and the street. We walk the finished roof with you, hand over the manufacturer warranty registered in your name and the written workmanship warranty, and take the dumpster away.
